You do not have to live in Dubai, or even travel there, to buy property in the city. Every year international buyers purchase homes and investments in Dubai remotely, working with a local team that handles the paperwork. This guide walks through the process, from the first viewing to the title deed, and explains where overseas buyers need to take extra care.

Can non-residents buy property in Dubai?

Yes. Foreign nationals can buy freehold property in Dubai’s designated areas without being residents. You will need a valid passport and funds for the purchase. Rules can change, so your adviser should confirm the current requirements for your nationality and the property you choose.

Step 1: Decide what you want

Start with your goal. Are you buying a holiday home, a place to live, or an investment to rent out? Your goal decides the area, the type of property, the budget and whether off-plan or ready is a better fit. Our application step is a short conversation to clarify exactly this.

Step 2: View properties online or on site

You can shortlist properties from anywhere. A good agent can arrange a live video tour of a unit and its surroundings, answer questions and send plans and documents. If you prefer to visit, a short trip lets you see several properties and areas in a day. Read more about online and on-site viewings.

Step 3: Reserve and sign the contract

When you choose a property you pay a booking deposit and sign a reservation form. The sale and purchase agreement follows. Read the payment schedule, handover date and any conditions carefully, and have the documents checked before you sign. Our team checks documents and prepares contracts so you understand each term.

Step 4: Handle payments and currency

If you are paying from abroad, currency movements can change the real cost of your purchase. Even small moves in GBP, EUR or USD against AED can add up to thousands. That is why VVS Estate has partnered with IFX, a global currency exchange company branched from Barclays Bank. IFX clients can benefit from:

This helps you know exactly how much your property will cost.

Step 5: Sign remotely with a power of attorney

If you cannot attend the transfer in person, you can usually be represented through a power of attorney (POA). Our VIP Remote Transfer Services include online POA assistance, KYC and compliance support, complete conveyancing, NOC and transfer coordination and end-to-end transaction support, so you can complete the process without unnecessary travel.

Step 6: Transfer and title deed

The transfer is registered with the Dubai Land Department, normally through a trustee office, and you receive the title deed once everything is complete. Off-plan purchases are registered in the same system at the start and the title deed follows at handover. If you want to see how it works in detail, read our guide to the Dubai property transfer process.

Step 7: After the purchase

Owning from abroad is easier with local support. If you plan to rent out the property, a management team can find tenants, collect rent, arrange maintenance and keep you informed. See our property management service.
