These Terms and Conditions (“Terms”) govern your access to and use of the website vvsestate.com (the “Website”) and any enquiry, communication or service you receive from VVS Estate through it. VVS Estate (Valentina Real Estate Brokers L.L.C.) is a real estate brokerage operating in Dubai, United Arab Emirates, registered with the Real Estate Regulatory Agency (RERA) of the Dubai Land Department (DLD) (“VVS Estate”, “we”, “us” or “our”).
By accessing or using the Website you confirm that you have read, understood and agree to be bound by these Terms. If you do not agree, please do not use the Website.
1. About the Website
1.1 The Website is provided for general information only. It presents residential and commercial properties for sale or rent in the UAE, including ready, off-plan and resale properties, together with information about communities, developers and our services.
1.2 Nothing on the Website constitutes an offer, an invitation to contract, a reservation, or legal, financial, tax or investment advice. You should obtain independent professional advice before making any decision to buy, sell, rent or invest in property.
2. Property Information, Prices and Availability
2.1 Prices may change. All prices, payment plans, service charges, rental amounts, returns and other figures shown on the Website are indicative, quoted in UAE Dirhams (AED) unless stated otherwise, and may change at any time without notice by the owner, seller, landlord or developer. The final price is only the price agreed in writing and recorded in the relevant contract or DLD form.
2.2 Availability is not guaranteed. Properties may be sold, rented, reserved or withdrawn at any time, including before the Website is updated. A property appearing on the Website does not mean it is still available.
2.3 Details are approximate. Sizes, floor plans, layouts, views, floor levels, completion and handover dates, amenities and specifications are approximate and are provided by owners, developers or third parties. Measurements may differ from title deeds, Oqood or Ejari records.
2.4 Images and plans are illustrative. Photographs, computer-generated images, renders, videos, virtual tours, brochures, floor plans and location maps may show the project, a show unit or a similar property rather than the exact unit, and furniture, finishes and landscaping shown may not be included.
2.5 Off-plan properties. Off-plan projects are subject to the developer’s terms, the project’s registration with the DLD, construction progress and the regulations governing escrow accounts. Handover dates are estimates set by the developer and may be delayed. VVS Estate is not the developer and is not responsible for construction, delivery or quality.
2.6 Returns and investment figures. Any rental yield, return on investment or capital growth figure is an estimate based on past or current market information. Past performance does not guarantee future results, and property values and rents can go down as well as up.
2.7 We take reasonable care to keep listing information accurate, but we do not warrant that any information on the Website is complete, current or error-free. You must verify all information yourself before entering into any agreement.
3. Our Role as Broker
3.1 VVS Estate acts as a licensed real estate broker, introducing buyers, sellers, landlords and tenants. Unless expressly agreed otherwise in writing, we are not a party to any sale, purchase or tenancy contract and do not own the properties advertised.
3.2 Our services and commission are governed by the brokerage agreement signed with you (including RERA Form A, Form B or Form I, as applicable). In the event of any conflict, the signed agreement prevails over these Terms.
3.3 Commission rates, fees and who pays them are confirmed in writing before any transaction. DLD transfer fees, registration fees, trustee fees, Oqood or Ejari fees, developer charges, mortgage costs and service charges are payable by the parties as required by law or agreement and are not included in advertised prices unless stated.
4. Your Responsibilities and Due Diligence
4.1 Before committing to any transaction you are responsible for carrying out your own due diligence, including checking title, ownership, encumbrances, mortgages, outstanding service charges, the project’s DLD registration and escrow status, and any restrictions on use or transfer.
4.2 You agree to provide accurate and complete information when contacting us and to use the Website only for lawful purposes.
4.3 You must not make any payment to a third party on the strength of information on the Website alone. Payments for property purchases should be made only as set out in a signed contract, to the developer’s registered escrow account or through the DLD-approved process.
5. Anti-Money Laundering and Identity Checks
5.1 As a regulated real estate broker, VVS Estate complies with UAE anti-money laundering and counter-terrorist financing laws, including Federal Decree-Law No. 20 of 2018 and its implementing regulations. We are required to verify the identity of our clients and the source of funds, and to report suspicious transactions to the relevant authorities.
5.2 We may request identification and supporting documents and may decline or stop acting on any enquiry or transaction where we are unable to complete these checks.
6. Limitation of Liability
6.1 To the fullest extent permitted by UAE law, VVS Estate, its owners, employees and agents are not liable for any loss or damage, whether direct, indirect or consequential, arising from:
- any reliance on information, prices, images or figures shown on the Website;
- any change in price or availability, or any delay, cancellation or default by a developer, owner, landlord, tenant or other third party;
- any decision to buy, sell, rent or invest made by you;
- any interruption, error, virus or unavailability of the Website; or
- any content of third-party websites linked from the Website.
6.2 Nothing in these Terms excludes any liability that cannot be excluded under UAE law.
7. Third-Party Information and Links
7.1 Some content is supplied by developers, owners or other third parties. We do not endorse and are not responsible for third-party content, products or services.
7.2 Links to other websites are provided for convenience only. We have no control over those websites and accept no responsibility for them or for any loss arising from your use of them.
8. Intellectual Property
8.1 The Website and its content, including text, design, logos, photographs, graphics and compilations, are owned by or licensed to VVS Estate and are protected by UAE and international intellectual property laws. The VVS ESTATE trade mark is registered with the UAE Ministry of Economy & Tourism (Registration No. 449676, Class 36). Developer names, logos and project images remain the property of their respective owners.
8.2 You may view and print pages for your personal, non-commercial use. You may not copy, reproduce, republish, scrape, distribute or commercially exploit any content without our prior written consent.
9. Acceptable Use
You must not use the Website to submit false or misleading information, to impersonate any person, to send unsolicited advertising, to attempt unauthorised access to the Website or its systems, or in any way that breaches UAE law, including Federal Decree-Law No. 34 of 2021 on Combating Rumours and Cybercrimes.
10. Privacy and Personal Data
10.1 When you submit an enquiry, register interest or contact us, we collect personal information such as your name, phone number, email address and property requirements. We use this information to respond to you, provide our services, meet our legal and regulatory obligations and, where you have agreed, send you relevant property updates.
10.2 We process personal data in accordance with applicable UAE law, including Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data. We may share your information with developers, owners, landlords, mortgage providers or other parties only as needed to handle your enquiry or transaction, or where required by law.
10.3 You may ask us to access, correct or delete your personal data, or to stop sending you marketing messages, by contacting us using the details below.
11. Cookies
The Website uses cookies and similar technologies to operate the site, remember your preferences and understand how visitors use it. You can control or delete cookies through your browser settings; some parts of the Website may not work properly if cookies are disabled.
12. Changes to these Terms and to the Website

13. Governing Law and Jurisdiction

If any provision of these Terms is found invalid or unenforceable, the remaining provisions will continue in full force and effect.
