The transfer is the most important step of any property sale in Dubai, because it is the moment the property is registered in your name. Knowing how it works helps you prepare the right documents, avoid delays and feel confident on the day. This guide walks through a typical resale transfer and explains where power of attorney and remote options fit in.

Step 1: The sale agreement

The buyer and seller agree the price and terms and sign a sale agreement, usually with a deposit. This sets out the conditions, the completion date and who pays which costs. It is worth having the contract reviewed before you sign.

Step 2: Developer clearance and NOC

For most resale transfers, the seller needs a no-objection certificate (NOC) from the developer confirming there are no unpaid service charges or other obstacles. If the property has a mortgage, the outstanding loan has to be settled or arranged with the bank as part of the transfer.

Step 3: Prepare documents and payments

Typically both sides prepare:

Your adviser should give you the exact list for your case.

Step 4: The trustee office appointment

The transfer is completed at a trustee office registered with the Dubai Land Department. The buyer, the seller and their representatives meet, the documents are checked, payments are made and the transfer is submitted for registration.

Step 5: Registration and title deed

Once the transfer is registered, the Dubai Land Department issues the title deed in the buyer’s name. The seller receives their payment and the property is officially yours. For an off-plan purchase, the title deed is issued after the project is completed and handed over.

Rules and requirements vary, so ask your adviser what applies to you.
