Dubai Marina is one of the best-known residential communities in the city. Built around a man-made canal and lined with high-rise towers, it combines waterfront living with restaurants, shops and the beach on its doorstep. It has been popular with residents, tenants and investors for many years.
This guide explains where Dubai Marina is, how it feels to live there, what types of property you will find and what to check before you buy.
Dubai Marina sits on the coast in the west of the city, next to Jumeirah Beach Residence (JBR), Jumeirah Lakes Towers (JLT) and Palm Jumeirah. Dubai Internet City, Media City and Al Barsha are a short drive away. The community was developed largely by Emaar and is now fully built up, with a skyline that is recognised around the world.
Sheikh Zayed Road and Al Sufouh Road connect the Marina to the rest of Dubai. Dubai Metro stations on the edge of the Marina link up with the Dubai Tram, which runs along the waterfront and through JBR. Many residents walk to daily needs along the promenade, while a car is useful for longer trips. Traffic at rush hour on Sheikh Zayed Road can be heavy, so it is worth testing the journey to your office at the time you would actually travel.
The Marina Walk promenade follows the canal and is lined with cafes, restaurants and shops. Dubai Marina Mall, the yacht marina and the beach at JBR are all within easy reach. It is a lively area with a mix of young professionals, couples, families and investors, and it stays busy in the evenings and at weekends.

Dubai Marina is made up almost entirely of apartments in high-rise towers, from studios to penthouses. Many units have views of the marina, the sea or the Palm. Towers differ a lot in age, facilities and condition, so two apartments with the same layout can feel very different.
Dubai Marina has long attracted tenants because of its location, lifestyle and transport links, and many owners let their apartments on long-term or holiday-home contracts. How well a specific unit performs depends on the building, the view, the floor, the condition of the apartment and the market at the time. We do not quote prices or returns here because they vary widely between towers and change with the market. Ask us for current DLD transaction data on the tower you are considering.
